In April 2025 alone, 50 families relocated to Kingsport from 16 different states—an average of 2.5 new families per workday. These new arrivals weren’t limited to nearby areas; families came from as far as California, Colorado, Texas, and the Northeast, highlighting the city’s broad appeal. Kingsport is no longer just drawing interest from within the region—it is attracting attention from across the country.

Over the past 12 months, the city welcomed 636 families from 48 states, averaging 2.6 new families per workday. The only two states not represented emphasize just how far Kingsport’s reputation has reached. The local housing market reflects this surge in interest. The median home price for the past year was $344,328, up from $280,350 in 2020—a 23% increase. The median price per square foot also climbed from $138 to $161, a 17% rise. Homes sold in the past year have been slightly larger and newer, suggesting demand for more modern living options. Even with these increases, Kingsport remains significantly more affordable than many markets its new residents are leaving behind.
April 2025 data did reveal a modest cooling, with the median home price dipping to $322,785 and the median price per square foot dropping to $150. While still well above 2020 levels, these declines suggest the market may be stabilizing after several years of sharp gains. This could signal the start of a more balanced phase, where prices adjust to reflect broader economic conditions such as rising interest rates or seasonal patterns. Regardless, the overall trend remains one of long-term growth and increasing demand.

Many of the cities contributing new residents share socioeconomic similarities with Kingsport.
