2024 Ends with Lower Prices, Smaller Home Sizes

The December 2024 single-family housing market in Kingsport was slower during the holidays with 48 new families relocating from 21 states. 

The median purchase price of $285,000 was 15% lower than in the past 12 months, and only 3% higher than the median of all homes sold since 2020.  

Although prices were lower, the amount paid per square foot was higher. Buyers paid $172/sf in December, 10% higher than the past 12 months, and 26% higher than all homes sold since 2020.   

The top 5 states moving to Kingsport during the past 12 months were Tennessee, Florida, North Carolina, California, and Texas.

During December, renters accounted for 40% of all new utility service connections (which excludes mass-metered apartments, condos, or multi-family developments).

December was a little slower than usual, but newcomers still found their way to Kingsport from coast to coast
