Move to Kingsport’s rolling twelve-month metrics edged upward in June, signaling steady growth in inbound relocations. Arrivals ticked up to 641 families spanning 46 states (2.9 per workday), and median pricing rose to $345,600 ($165/SF). The previous period had 637 new families from 45 states—averaging 2.6 per workday—and a median home price of $343,078 ($161/SF). This incremental increase reflects a broadening geographic reach and ongoing demand.

Geographically, June’s data reveals slightly deeper penetration into the Midwest and Pacific Northwest, adding new outliers in Washington and Oregon. Meanwhile, the Southeast corridor—from Florida through the Carolinas—remains a major feeder region.

The past 12-months data illustrate consistent expansion: modest increases in volume, state diversity, and pricing suggest Kingsport’s market is both resilient and gradually attracting a wider audience and more varied demographics.

During the past 30 days, however, there was a modest pullback. In May, 78 new families arrived from 27 states—an average of 3.7 families per workday—while June dropped to 61 families from 25 states, or 3.2 per day. This suggests seasonally softer relocation demand as summer progresses.

Median home prices also eased: May’s median of $341,500 (at $168 per square foot) dipped to $315,500 in June (at $189 per square foot). Though the dollar figure fell, the higher cost-per-square-foot in June hints that buyers favored smaller homes but paid a higher price per square foot.

Overall, Kingsport’s housing market demonstrates remarkable resilience and broadening appeal. Over the past twelve months, steady increases in new-family volumes, state diversity and median pricing underscore a growing, nationwide interest. Yet in the most recent 30-day window, a predictable seasonal lull emerged—fewer relocations and a slight price dip, offset by higher per-square-foot costs as buyers gravitate toward smaller footprints. Together, these dynamics paint a picture of a market that’s both expanding its reach and flexing with cyclical demand.
