Meet in the middle

When someone mentions “Kingsport,” we often think of the core areas—Downtown, Midtown, or Eastman. But many of the city’s thriving neighborhoods are on its outskirts, offering easy access to Bristol, Johnson City, and other nearby communities.

These peripheral neighborhoods benefit from the same excellent schools, public services, and police and fire protection as central Kingsport. For families with two working adults heading in opposite directions each morning, they can also provide a more central and convenient location.

Take Magnolia Ridge, for example. Although its USPS address is Blountville, this neighborhood sits on land annexed to Kingsport (by request) 30 years ago. Magnolia Ridge features new construction, with 51 homes recently sold between $275,000 and $370,000. Another 29 homes are under contract, and 17 are actively for sale at similar price points.

2 miles to the Airport Cracker Barrel and Warriors Path Golf Course
5 miles to TRI Airport and Northeast State Community College
10 minutes to Ingles in Kingsport or urgent care in Colonial Heights
14 minutes to Food City in Blountville

15 minutes to The Pinnacle or Bristol Regional Medical Center
16 minutes to Indian Path Community Hospital or Target in Kingsport

5 minutes to West Ridge High (optional county)
8 minutes to Indian Springs (optional county)
9 minutes to Sullivan Central Middle (optional county)
10 minutes to Holston Elementary (optional county)
16 minutes to John Adams Elementary (zoned city)
16 minutes to Robinson Middle (zoned city)
17 minutes to Dobyns-Bennett High (zoned city)

Maybe you’re not looking for a neighborhood in the middle of 𝙖 𝙘𝙞𝙩𝙮 but prefer a location more convenient to 𝙩𝙝𝙚 𝙏𝙧𝙞-𝘾𝙞𝙩𝙞𝙚𝙨. If that’s the case, take a closer look at the edges. As the cities grow towards each other, your location will only get more convenient.
